Even if a seller is closing on the second day of the month, it is imperative to make everymortgage payment on time, regardless of whether or not a contract to sell the home hasbeen signed. Escrow officers and attorneys draw up closing documents with numbersbased on payments that the lender has (or should have) submitted. Since each paymentis due on the first of the month, you must make the final mortgage payment, even if you are closing the next day; otherwise, all the calculations will be incorrect. You may alsobe penalized with a late fee in addition to adding a scar to your credit history. |

The importance of the transfer of title date |

Thanks to Uncle Sam, if you have lived in your home for two of the past five years, you cantake the first $250,000 (up to $500,000 for married couples) in profits tax-free. Note: Sellers cannot live in a home for eighteen months and take three-quarters of the maximum profit tax-free, unless you are moving fifty miles away to take a new job or are obliged to sell for a specific health reason. If you close on your home after living in it for only twenty-threemonths, you'll owe long-term capital gains tax on any profit you make on your home. This can be a significant amount in some instances, resulting in a costly penalty.The caveat is to maintain residence in your home for at least twenty-four months prior to selling. |
